1) Are my electrics in my Warrington home safe?

Without a doubt, if your consumer unit / fuse box looks like the one pictured above then NO!!!

There are wires exposed, copper that is live to the touch and every opportunity to get seriously hurt or injured. These consumer units should have a cover on them, there should be no wiring that is exposed without the protective grey sheath covering it unless it is safely inside an enclosure.

2) What is an Electrical Check?

When a customer calls us to ask us if their electrical installation is safe, we offer two types of service to them. 

  • Visual Inspection Report

  • Electrical Installation Condition Report

The Visual Inspection Report is as it sounds. We visually inspect your electrical installation, look for visual signs of damage, danger and future problems. We will produce a 1-to-2-page report based on what we can SEE only. This report can be of some value if the installation is very old. There are a few occasions when we can visually determine that an electrical installation is dangerous, has safety issues, has reached the end of its usable life or requires a serious amount of work in order to bring up to standard. 

The Electrical Installation Condition Report (EICR) is a much more thorough and worthwhile report. Our inspections are not to be confused with the very cheap inspections found online. A thorough electrical inspection takes time, an in-depth knowledge of the wiring regulations and experience to be able to carry out safely and correctly. 

A typical EICR in a three-bed property will normally take around 3 to 4 hours to complete extensively. Any inspection that takes an hour is NOT being carried out correctly and the validity of the resulting inspection report must be called into question.

3) What is an electrical home buyers survey?

Essentially it is a different way of saying the following:

  • Electrical Inspection

  • Electrical Safety Check

  • Periodic Electrical Inspection

  • Landlord Safety Check

The document produced following any check of this nature is an EICR and is several pages long. 

An EICR should detail any defects, dangers and non-compliances with the latest edition of the wiring regulations.  The document will contain a set of test results obtained when the electrician tests all the circuits in your property. The document will also contain a set of circuit details showing in depth information on the types of circuits and devices that you have in your home and consumer unit. 

If there are a lot of issues that need attention then, there may be additional sheets added to the report pointing out further problems.

4) What is the cost of an Electrical Check?

Our prices can be found on the help sheet on our website entitled “How Much Is It?” if you need a quote for your home then we can normally provide this very quickly based on a photograph of your consumer unit / fuse box. Typically, electrical inspections are from £200 for smaller properties with smaller consumer units and increase in costs as the property and therefore the number of circuits grows larger.

5) I have had a home survey so do I need an electrical check?

YES. If the property is over 10 years old it is recommended that an electrical check be carried out. The older the property the more likely we are to find issues that need attention. A typical home survey will not highlight serious defects in the wiring system as an in-depth electrical inspection would.

6) If the electrics work ok does that mean they are fine?

No, it does not. Did you know what the electrical system in your home will continue to function even if:

  • There is no earthing

  • There are breaks on circuits

  • There are loose connections

  • There are burnt or melted cables

  • There are overloaded circuits

  • There is serious risk of electric shock

An electrical installation can still function somewhat normally to the untrained eye even with any or all of these issues present. Only a suitably qualified and experienced electrician can test and inspect your electrical installation and find these issues underlying. 

The problem that exists is that with these issues that may be hidden, the installation is moments away from causing harm or injury to people. An electrical inspection will highlight many of these dangers and bring them to your attention. Your electrician will be able to explain to you what the issues are and how they need to be resolved.

7) What testing does an electrician carry out when inspecting the installation?

We carry out many different tests. We ensure many of the following where possible:

  • Cables and circuit breakers are compatible and correctly sized. 

  • Connected equipment is suitable and correctly installed.

  • Earthing is present to necessary pipework and circuits including sockets, switches and light fittings.

  • We check for breaks on circuits.

  • We check the quality of the insulation on the cabling buried in the walls.

  • We ensure that, in the event of a fault, your electrical system will disconnect when it is supposed to preventing fire, electric shock and other serious problems. 

  • We test that your electric shock protection (if any is installed) is adequate and likely to offer enough protection for you and the other users of your electrical installation. 

We also check a variety of other things but you can see that just from the above list the inspection will take some time.
