Are My Electrics in My Home Ok?

The electrical installation in your home is a forgotten hero in everyday life. The demands we place upon this system and lack of maintenance can result in situations where failures, faults and problems occur. When we come to your home to test your electrical system we are testing that the electrical system is safe and fit for purpose, continued use and that it will sufficiently protect you and your family in the event of a fault or failure.

The way we do this is by carrying out an inspection and producing an EICR (Electrical Installation Condition Report). In the UK, this is recommended to be conducted every 10 years in domestic properties and every five years in a rented home. It is also a good idea to have an electrical inspection carried out if you are buying or selling your home. Some solicitors seem to ask for this as standard now during purchases and sales. This will allow the buyer to know what condition the electrical system is in and if any work is needed.

If it has been over 10 years since you have had an electrical inspection then it is probably best to give us a call and we will give you a quote. Just ask us for an “electrical installation condition report”. Your peace of mind far outweighs any electrical inspection costs.

What does an EICR do?

An EICR is a bit like an MOT for your home. It will tell you if there are any safety concerns, and the severity of those and where there are recommendations for safety improvements.

What will I get from an EICR?

You will receive a 6-8 page document depending on the size of your property and this will give you an insight into the well being of your homes electrical system. There are two possible outcomes following an EICR and these are, Satisfactory and Unsatisfactory.

What happens during an EICR?

We will visually inspect as much of the electrical system in your home as possible and test as many electrical points as possible, the power will be turned off for the duration of our visit.

How often should I have an EICR?

At the time of writing, an EICR should be conducted at least every ten years in a domestic property. At least every 5 years in a rented property. We may advise that you have an inspection carried out more frequently if we find any concerns whilst testing that could mean potential dangers if left longer.

Why would an EICR be a fail / unsatisfactory?

An EICR would be unsatisfactory if there were any dangerous situations or issue that required further investigation. The severity of which are explained by the various codes attributed to them.

What EICR codes are there and what do they mean?

C1 – Immediately dangerous situation. Access to live parts or similar level of danger and immediate remedial action required.
C2 – Potentially dangerous situation. Urgent remedial action required to rectify.
C3 – Safety Improvement recommended / upgrade recommended.
FI – Further investigation required, suspected dangerous situation.
NOTE – We have seen something and there is no code necessary.

When would I need an EICR?

It is becoming more common for home buyers’ solicitors to request an EICR before purchase to obtain information on the condition of the electrical installation.

If you have not had an electrical inspection (EICR) in the last 10 years.

If you have had a flood or fire in your home it is strongly recommended that you have an EICR carried out.

Rental properties require a Satisfactory EICR every 5 years as a minimum.

Who can carry out an EICR?

Electricians with the relevant qualifications, skill, experience and insurance. It is important that you choose a reputable and highly experienced electrician to investigate a potential house purchase for instance.
