2) Buying a Warrington home? Get the electrics checked!✅

When buying a home to move into, it’s important that your investment is not going to cost you money immediately. That is why we have surveys carried out but did you know that an electrical survey is also a very good idea? When a home is over 10 years old, it is recommended that every 10 years, an electrical inspection is carried out to check up on the wiring and electrical installation of the property. Virtually no-one has this done and it is not well publicised. As a result, electrical installations can easily fall into disrepair harbouring hidden faults and dangers whilst appearing to operate as if everything was normal. Making sure that your electrics are in good condition is vital before any decorating work is carried out. Imagine installing a new expensive kitchen or bathroom to then have electrical problems highlighting the need for a rewire? Ripping out expensive decoration is terrible! ☹

An electrical inspection certificate, known as an Electrical Installation Condition Report (EICR) is a document produced after an electrical check on a property. When carried out correctly, a thorough electrical check takes several hours and the document produced is typically 6 to 8 pages long and very detailed. Do not confuse cheap, quick EICR certificates with our service. A cheap quick inspection will likely miss several important tests and skim over the installation missing hidden dangers.

3) Selling your Warrington home?🏡

When selling a home, you will typically be asked for an electrical certificate to sell your property. This is becoming more and more common these days. Not having one ready can delay the sale and anything that is highlighted as an issue on the electrical report may halt or cancel the sale! Its best to have an electrical report carried out before you sell and then you will know of any defects that need to be put right before accepting offers or at least will allow you to price the property accordingly. 😊 

Not all electrical inspections will turn up problems. The newer the installation in general, the less wear and tear there is likely to be, the better the condition will tend to be and the more likely it is to comply with the most modern wiring regulations. When a home is very old and has not had any updates carried out to the electrical system or checks done is when we are most likely to uncover problems.
